The Hague is the international city of Peace and Justice and home to numerous embassies, multinationals and institutions of higher education. Because of this the housing market is very tight. Looking for a place to live in The Hague or one of its satellite cities can be a challenging experience, so it pays to start house hunting early. Especially for students it can be challenging to find a place to live. And having a legitimate address is a prerequisite for obtaining a residence permit.

THUAS housing service & housing fee

The Hague is bursting with culture and creativity and offers students an all-round experience, from galleries packed with Dutch masters to idyllic beaches and parks and buzzing nightclubs. It’s a small-scale, hospitable city with an international attitude. We understand that you would like to live in such a radiant city, needless to say, there is a shortage of student accommodation in and around The Hague. Therefore, THUAS cooperates with accommodation providers who offer student rooms to our first year incoming international students who do not yet have a registered address in the Netherlands. With this service, THUAS can assist approximately 50% of the incoming students. The rooms that are offered are both self-contained as shared-facilities and are fully furnished.

THUAS charges a non-refundable housing fee of €275.- for our help. This fee is charged to cover the costs that come along with reserving this designated quota of rooms for international students. The housing fee is not the same as the contract fee that may be charged by the housing provider and is not automatically included in any other fees (e.g. package fee) that may apply to your stay at THUAS.

Please note that early termination of the rental contract is not allowed.

The number of rooms available is limited, so we cannot guarantee accommodation for every student. Do not wait until you receive your admission to your programme offer and then find out that you are too late to find suitable accommodation. Don’t worry, if it turns out that you’re not eligible for admission, of if you decide not to accept our admission offer we’ll do an (almost) full refund of the housing fee. In short: we advise to complete the application form as early as possible.

Application and payment

During your Osiris application you can indicate if you are interested in accommodation via THUAS.

Bachelor students: You received an invitation to submit your interest in the housing service when you are (conditionally) accepted.

Exchange students: You receive the invitation to submit your interest in the housing service after we have taken your exchange application into process.

Master students: You receive the link to the housing fee payment form from mid-March when you are conditionally accepted. 

All students who indicate to be interested in our housing service receive a follow up message with further information and the link to the application form to settle the payment. This message is not automatically generated and is not sent directly after submitting your entry, we have to send this out manually.

Bachelor students: We start sending out the message with the link from mid-March onward. Applied after mid-March? Then we’ll provide you with the link on our earliest convenience.

Exchange students: We try to ensure that you receive the message with the link as soon as you submitted your entry, as the opening for the exchange programme itself and the option to pay the housing fee are close in date.

Note that paying the housing fee can only be done via credit card (Visa or MasterCard). Paying the housing fee via bank transfer is not possible!


We do our best to minimize financial risk and want to encourage you to apply for housing early. Therefore, under the following conditions you are eligible for a refund:

  • If you were placed on the waiting list but did not receive an offer.
  • If you were not admitted at THUAS or if you decided to withdraw your application.
  • If you received an offer for accommodation but decided not to accept it. In this case, you will not receive another accommodation offer.

After signing the contract, we can no longer accept requests for refund and the cancellation policy of the accommodation partner applies.

In all other situations, we cannot accept requests for refund.

Refunds are always paid out to the credit card that was used to make the payment with. Please note that we will always deduct €25 administration costs. International bank transfer fees may apply.

This accommodation provider offers both shared facilities, as well as self-contained rooms (single rooms).  

Room and inventory
All the rooms are fully furnished. Depending on the type of room, you may have your own kitchen, shower and toilet, or you may share a kitchen, shower, toilet, and other common areas with one or more students of THUAS. A bed linen set and basic kitchen inventory package will be waiting for you uplon arrival. On the inventory list you can see what is included in your room. 
Please note: the 4- bedroom apartments are mixed. This means that 2 females and 2 males may be placed in these apartments.

The Social Hub got you covered! Whether you’re in town for a semester, a full academic year or 12 months - the fully equipped student rooms, bold communal spaces and bustling community is at hand to help you learn, stay, work and play in style this sunny season - just minutes from all the action.

For the academic year 2024/2025 we reserved the Standard Double room for our students. It’s a standard room with modern fully equipped en-suite bathroom, air conditioning, flat screen TV, high-quality double bed and shared kitchen. The kitchen is shared among the other tenants on the same floor.  

The start date of the lease is 15 August 2024 and runs until 30 June 2025. The start date cannot be changed, but based on availability at The Social Hub, it is possible to check-in earlier via their automatic early arrival e-mail/deal. The deal gives you a discount on the hotel rate. Note that, in case you use the early arrival deal, there is possibility that you have to switch rooms on 1 September.  

The monthly rent is approximately € 1135.

THUAS has reserved a number of independent furnished student apartments for prospective international students. Rooms are available for at least an academic year and may be rented for the entire duration of the study programme.The location is only two minutes walking distance from the main campus of THUAS and close to Hollands Spoor train station. The student apartments are fully furnished and are equipped with their own private kitchen and bathroom. Tenants can make use of a common living room and a roof terrace.

Note that there is a possibility that the accommodation partner asks you to sign up to an online portal to activate your account or charges contract fees. This fee is only for administrative purposes. The payments are not part of the housing fee, nor are they included in any other fee that may apply to your stay at THUAS.

We reserved a number of self-contained rooms at the Lutherse Burgwal. The complex is centrally located in the lively center of The Hague with a variety of shops and restaurants nearby.

The rental contract is offered for a maximum of one academic year. Extending the contract is, unfortunately, not possible.

Note that there is a possibility that the accommodation partner asks you to sign up to an online portal to activate your account or charges contract fees. This fee is only for administrative purposes. The payments are not part of the housing fee, nor are they included in any other fee that may apply to your stay at THUAS.

The Y
Monthly rent starts at €773 per month (all-in)
The Y is situated right next to The Hague Hollands Spoor railway station and within 10 minutes walking distance from THUAS. These studios are all completely furnished (including kitchen inventory, excluding linen). Residents can make use of a secured bicycle shed, a launderette, a rooftop terrace and meeting point.

The studios at The Y are offered with contracts for an indefinite period of time, with a minimum stay of 6 months.

Maritz is a brand new residential complex in the center of The Hague, a stone's throw from the Malieveld, Binnenhof and The Hague Central. All the studios are fully furnished (including kitchen inventory, excluding linen). You will have your own kitchen, shower, and toilet, and you share other common areas (launderette, indoor bicycle shed, communal courtyard and rooftop terrace) with other residents.

The type of contract that is applicable to these studios is a so-called ‘short-stay contract’ – which entails a minimum rental period of1 month up to a maximum of 3 to 12 months (depending on the criteria you meet).

Important to keep in mind

If you are looking for a room on the private market there are a number of important things to keep in mind.

Finding accommodation can be difficult and time-consuming

The demand for student accommodation in The Hague is exceeding its supply. Finding a suitable room in The Hague can be difficult and time-consuming. Accommodation providers have a limited number of rooms available; therefore, we recommend you to start looking for a room as soon as possible, even before you are fully admitted! 

You are not the only one! As the number of available rooms is limited, one room can have multiple applicants. Often, larger companies work with waiting lists. If often pays off to have a registration for a longer period; therefore, we recommend you to sign up to these waiting lists early in the season. Smaller companies, or landlord who only offer a few rooms randomly select a few candidates for a viewing, which can be quite competitive.  

Responding to a room online does not automatically mean that the room is yours. We advise you to keep responding and actively search for a room. Do not limit yourself on one or two websites but subscribe to multiple websites. Also check out the neighbouring cities, such as Rijswijk, Voorburg or Delft. 

It can be difficult to decide where you want to live when moving to a new city. On discover The Hague, you can find stories of locals about their favourite neighbourhoods so you can get a better sense of the city itself.  

Rental prices can be high

The Randstad Metropolitan area is facing a limited number of affordable housing, especially for students, young people and middle incomes. The prices are increasing, and the number of available rooms is limited.  

You can expect a monthly rent from€  500, - up to € 1,000, -. Check the prices beforehand and contact the landlord to ask what is in- and excluded in the monthly rent. Often, landlord and/or agencies require you to have a guarantor and sometimes even a guarantor with a Dutch nationality. Before agreeing to anything, contact the landlord/agency for more information about the rent and if you need a guarantor with a Dutch nationality.

Beware of scammers

Before agreeing to anything, follow the advice below to make sure you don’t fall victim to a rental scam. 

  • Make sure the accommodation is being rented out via an official website or company. 

  • Check out the address on Google maps to make sure it really exists. 

  • Scammers often use stolen identities. Search for their photo online, make an appointment to meet in person through Skype for example. Make sure the landlord is the person he/she/they claims to be. 

  • Never send a copy of your passport or credit/debit card to strangers. 

  • As housing is scarce, you might receive unwanted e-mails from scammers trying to rent out non-existing accommodation. Be aware of unsolicited e-mails. 

  • Never sign a housing contract without having first read it carefully. Be sure you fully understand and agree with the terms and conditions. Get someone to translate it for you if necessary. 

Possible signs of a rental scam 

  • You have to pay rent and other costs in advance, without having  seen the apartment/room or met the landlord/agency. 

  • You have to transfer money to a non-Dutch bank account or use a special payment link. (Dutch IBAN numbers always start with NL). Scammers will also put pressure on you to transfer the payment as soon as possible.

  • The 'landlord/agency' comes across as too eager and/or pushy to rent the apartment to you.

  • The rental price is much lower than other apartments in the same area. 

  • The pictures you received do not resemble the location in any way.  

  • You have a bad feeling about the landlord/agency or how things are proceeding. 

  • They often offer to identify themselves, which makes it seem that they are reliable. The ID cards they use are (hacked) cards of other people.

  • Often, they tell you that they are the current tenant and tell you that the landlord can be trusted.

  • Sometimes they say that they're abroad and you cannot attend a viewing. When you ask them why a viewing is not possible, they'll tell you that their partner is being treated for a disease abroad, or tell you another sad story. 

  • If you have certain requirements for the room; an earlier move-in date or if you prefer a fully furnished room, it is not a problem and everything can be arranged. 

If you have questions about your contract, housing permits or disputes with your landlord you can contact the Rent Desk from the municipality of The Hague. They can guide you or help you get in touch with the right authorities. 

What to do if you have been scammed? 

Don’t lose hope in finding an apartment/room. Always contact the police to let them know what happened. Provide the police with as much evidence as possible, this may help them to locate the scammer and prevent other students from being caught out.

Temporary accommodation

Below you can find a list of Hostels in The Hague for temporary accommodation options. Hostels are quickly fully booked and therefore we recommend to book a hostel well in advance of your semester, also to get the most affordable rate. Not all temporary accommodation providers allow you to register yourself at their address, please ask the hostel for the rules and regulations about registration.

Renting an unfurnished room

With the furniture rental service of Student Furniture Holland it is now also easy to rent an unfurnished room. The delivery and pick-up service is free of charge for every rental of at least 3 months. In this way you also add a contribution to a durable society. Your furniture will be used again when in good order. More information can be found at their website

Within a 10 minute walk of THUAS’s main building, you will find a shopping centre with several reasonably priced furniture shops as well as second hand shops. The nearest IKEA is less than half an hour’s train/bus journey away. Of course they all do deliveries, too. 

Buying your own furniture might take a little effort and money, but you’ll easily earn that back by paying a lot less in terms of monthly rent.


Why do I have to pay the housing fee and is it included in the rent?

We ask all prospective students to pay a € 275 non-refundable housing fee. We charge this fee for our help and to cover the costs that come along with reserving the designated quota of rooms.    

The fee is not the same as any contract/administration fee that may be charged by the accommodation provider, the fee will also not be debited from the rent. The housing fee is also not part of any other fees that may apply to your stay at THUAS.  

Can you guarantee a room when I pay the housing fee?

Our recommendation is to apply as soon as possible to maximize your chances of securing accommodation, although we are unable to provide full guarantee that you’ll obtain a room. Completing the reservation is always in the hands of the student; if you do not provide the accommodation provider with the required documents on time or if you missed the payment deadline, they’ll cancel your booking. 

I want to live with my friend, can this be arranged?

We do not assign rooms to students. Therefore, we cannot arrange that you can live in the same apartment. If you both applied for the housing service, select DUWO University Housing as your preferred accommodation provider and we received your payment in good order, we provide you with an account for the online booking portal called ROOM University Housing. There you can browse through the offer of available rooms to find accommodation that meets your budget and other requirements. 

You both have to login at the same time, but each with your own computer or laptop, scroll through the availability to see which rooms in the same apartment are still available and book the one of your preferences. 

I want to live with my partner, without any roommates, can this be arranged?
  • DUWO University Housing: They handle a strict male-female policy for their rooms. All 2-bedroom and 3- bedroom apartments are 100% one gender. The 4-bedroom apartments are mixed. This means that 2 females and 2 males may be placed in these apartments. All self-contained rooms are only for single occupancy. 
  • Geste Groep: The rooms we reserved are only for single occupancy.  
  • The Social Hub: The rooms we reserved are only for single occupancy. 
Can I receive an offer from all accommodation partners?

On the payment form, you also indicate who your preferred accommodation provider is. We try to ensure that you receive an offer from your preferred accommodation provider, but it may happen that all the rooms are booked off. Then – based on availability – you receive an offer from another accommodation provider. You do not receive an offer for all three accommodation partners. 

Are pets allowed?

Unfortunately, pets are not allowed in any of the student rooms we reserved at our partners. 

Do you have a service dog? Contact us via after applying for the housing service and we’ll discuss with your preferred accommodation partner if they can offer you a room. 

Do I have to create my own ROOM account?

THUAS will send you personal login details for the ROOM University Housing platform, this platform is part of ROOM. The reserved rooms for our students can only be booked via ROOM University Housing.  

Are you a Bachelor student? We recommend you to also apply for ROOM. As eligibility for a room is often based on how long you have been registered, it pays off to have a registration for a longer period. This will give you better chances of finding a room via DUWO after your lease with DUWO University Housing ends.   

I chose the wrong accommodation partner, can I switch?

Switching can only be done if you have not received an offer. You can email us to which accommodation partner you would like to switch.
